Decks in Lexington's historic districts

If your home is in one of Lexington's 15 local historic districts (the H-1 overlay zone), exterior changes need approval before a building permit.

Certificate of Appropriateness

Per LFUCG's local historic district permits page, owners must get a Certificate of Appropriateness (COA) for exterior changes to buildings and sites. Staff can approve minor changes; substantial changes go to the Board of Architectural Review, which meets twice a month. The same page links the H-1 district maps, design guidelines and the COA application.

What this means for a deck

  • Check the district map first. If you're in H-1, plan the COA into your timeline.
  • Rear decks out of street view are often simpler than visible front porches, but confirm with staff.
  • Have your builder's drawings and material choices ready; the design guidelines cover materials and visibility.
